Welcome to canopyridgehoa.org, the official website of Canopy Ridge Homeowners Association, Inc. By using this website ("the Site"), you agree to these Terms of Use.
1. Purpose
The Site is a convenience for homeowners, residents, prospective purchasers, and real estate professionals. It offers community information, copies of selected Association documents, and links to Tidewater Property Management.
2. Online documents are for convenience only
Documents posted on the Site are not certified copies. They may be superseded by amendments or may not reflect the most recent version on file. Official copies of financial ledgers, account statements, and resale disclosures must be obtained through Tidewater Property Management. Official governing and corporate documents may be obtained through the Association's registered agent at 147 Old Solomons Island Road, Suite 400, Annapolis, MD 21401, or as recorded in the Charles County land records. If a posted document conflicts with the official version, the official version controls.
3. No professional advice
Content on the Site is not legal, financial, or professional advice. Consult your own attorney or advisor regarding your circumstances, including matters under the Maryland Homeowners Association Act (Md. Code, Real Property, Title 11B).
4. Third-party sites
Links to Tidewater Property Management and other sites are provided for convenience. The Association is not responsible for their content, availability, or practices.
5. Acceptable use
Do not misuse the Site, attempt to gain unauthorized access, or submit false or harmful information through its forms.
