Paying your assessments

💳 All payments go through Tidewater

The Association does not accept payments through this website, by email, or at the corporate address.

Option 1 — Pay online (recommended)

  1. Open Tidewater's secure resident portal with the button below.
  2. Log in to your owner account (first time? register with your property address and the account number on your assessment statement).
  3. Make a one-time payment or enroll in auto-pay.
  4. Save or print your confirmation.

Option 2 — Pay by mail

Make checks payable to Canopy Ridge Homeowners Association, Inc. with your property address and account number on the memo line. Mail to Tidewater's payment processing address:

⚠️ Please do not mail payments to the Annapolis corporate address. They must be forwarded to Tidewater and may post late.

Architectural review

🏡 Planning an exterior project?

Fences, decks, sheds, additions, exterior paint colors, roofing changes, and hardscaping require written ARC approval before work begins. Unapproved work may have to be removed at the owner's expense.

  1. Review the Architectural Review Guidelines in the Resource Center.
  2. Complete the ARC request form, including a description, materials, colors, and a site sketch or plan.
  3. Email plans or photos to arc@canopyridgehoa.org.
  4. The ARC reviews and responds in writing. Keep the approval with your home records.

For sellers, agents & title companies

Closing & resale requests

Resale disclosure packages are produced exclusively by Tidewater Property Management. Please don't send resale or closing requests to the Board or the corporate address — ordering directly from Tidewater is the fastest path to settlement.

  1. Go to Tidewater's resale ordering page using the gold button below.
  2. Identify the property address within Canopy Ridge (La Plata, MD) and the anticipated settlement date.
  3. Pay the applicable processing fee through Tidewater's system.
  4. Tidewater delivers the package within the timelines set by the Maryland HOA Act.
